  1. I think teams need to go the route of what Minnesota did with the Vikings new stadium which the construction bonds were just paid off through electronic pull-tabs tax. https://www.si.com/nfl/vikings/news/vikings-us-bank-stadium-paid-off-23-years-ahead-schedule I also believe some type of a crowd sourcing could be used. If a video game company can raise over $500m in just over 10-years I think a sports team could definitely do this within 5-years if they get creative enough. https://robertsspaceindustries.com/funding-goals
  2. If he just does exactly what he has been doing his whole career he wouldn't need to do any type of increase. He wouldn't even need to pass more if anything he should be passing less. I have already and others have stated why this is a good shot. Let me repeat why this is a good shot. It creates more opportunities for Giannis, Middleton and Lopez. It makes the defense actually come up from the paint and guard Dame. It means you can't sag off defensively from Dame and create that Giannis wall of defenders. This shot helps create more spacing to allow for others to score. The reason why Curry creates so much offense is because teams have to guard him from half court to the perimeter. Players like Dame and Curry create more offense because the defense has to protect further out. It creates more favorable match ups for your other players who don't have the range. Making the defenders come out of the paint and having to guard Dame at the perimeter is what you want to happen as it makes it easier for Giannis to get to the paint where he is more effective. You have to keep the option open and allow Dame to shoot those shots. You don't have to score every time on those shots you just need to make the defense respect those shots. Those deep threes are what will make Giannis better and will generate far more offense for Giannis than not shooting those shots will.
  3. To be more clear Dame had a 35 AST% last year which ranked 10th in the NBA and he was also averaging 9.8 assists per 100 possessions which was good for 17th in the league. So a top 10 player and a top 20 player in passing needs to pass more?
  4. Dame passes the ball enough. The Bucks actually wanted him to shoot more in the game on Sunday. If you can't understand why those 35 footers are a good idea then there really isn't any point in discussing this. Also he has been a poor perimeter defender. If he hasn't improved by now expecting him to be better is a fools errand.
  5. Well depends on if you were buying a new home as in newly built and when you bought the house. Mid to late 2008 and you are fine. I will have to look it up again but there has been some studies that suggest that people who bought in 2008 are better off than those who didn’t.
  6. I love watching the Leafs lose. It is like watching the Cardinals, Yankees or Red Sox going through a losing season.
  7. LOL NO. Dame is a really good player on this team and any other team in the NBA. There are not many better than him. Giannis is a poor shooter so I am assuming you mean Middleton. Look I love Middleton but he is option 3 behind Giannis and Dame. Whoever the other team is focusing on defensively between Dame and Giannis are going to be the #1 and #2 option. Middleton will always be #3 behind Dame and Giannis. There was a play in the first quarter where Crowder I believe it was missed a wide open side or corner 3 that is basically going to be Middleton in the regular season. He will be that wing option. Now late and close it will go Middleton option one or two and Dame one or two. Giannis will move to option 3. Giannis is such a poor shooter he can’t be relied on late and close. This was a problem in the playoffs last year among other issues. Middleton was getting doubled and denied the ball with Giannis basically being kept out of the paint. The only time Giannis should be option one late and close is when he is under the basket. This is assuming his FT shooting continues to improve. Having Dame being a passer only or that being his main role is just dumb. He is a far better shooter to be put in that role. Also you will want Dame shooting the deep threes it will cause the defense to play closer to the three point line. This will allow Giannis to get closer to the paint where he is a far better option. It also gives the Bucks more options on screens and pick and rolls. There were a few plays where the Lakers were guarding against the deep three and Giannis was able to get some easy looks at the basket. You are taking this away if you limit Dame from shooting the deep three. You just made it easier to guard Giannis if you do this congratulations on doing that.
  8. Boomers are not moving out of their houses. Also new housing supply has only recently gone back up. For example new housing supply in 2020 was at its lowest since the 2000’s. The right time to buy was in 2008 and 1980. Even in your graph the rate has gone up and down. So I would expect it to go down maybe not below 4% again but we should see 5% again and maybe sub 5% in the next 3-5 years.
  9. The values on the sight haven’t been updated since the end of August I believe. Should see a decrease for Burnes, Woodruff and Adames with an increase for Uribe and others.
  10. I wonder if he could be on the same track as Abner Uribe was last year?
  11. They probably bring it up but for players it is more the MLBPA saying take the bigger deal regardless of tax implications. It is all about getting a bigger contract so next year’s FA can get a bigger deal. This is probably also what CC is thinking to get paid the highest amount so more managers are paid more. Really managers are paid a lot and all of the other coaches are paid very little comparatively speaking. For example I believe the average for hitting coaches is about 50-60k. Bullpen coaches get about the same maybe a bit lower. Pitching coaches tend to get a little bit more. The bench coach get a bit more than hitting coaches and less than pitching coaches. These are all estimated as teams generally don’t release coaching salaries.
  12. Ehhh Williams is not looking all that good today some extremely bad passes and decisions.
  13. What hole? The offensive line only creates a hole when they are blatantly holding. There haven't been many holes created by this offensive line as they constantly get beat to spots and get pushed back fairly easily. Even in the game against Buffalo the offensive line was going backwards more than they were going forward.
  14. Locke looked good when he wasn't being pressured before he could get to his 1st read. Still needs some development but the arm strength is there but he is going to be a statue in the backfield. Allen looked hurt all throughout the game like he injured something around his shoulder or chest area. He took a very violent hit on the fumble even NFL RB's are going to fumble on that play. The helmet was on the ball and that is a fumble 95% of the time. The other 5% is when the runner goes down before the ball pops out. Not sure why you think that was a bad fumble or it was something Allen could have avoided. I am more worried about the O-Line basically getting no push at all on run plays. The O-Line was getting pushed back on nearly every single run play and this has been true since the first game of the season. This O-Line is like a JV HS O-Line absolutely no strength at all. They need to hit the weights because they look like JV HS O-Line who just hit puberty.
  15. This O-line sucks. Not a single starter on the whole line.
  16. Offensive line still feels extremely weak. No push on run plays and the center has to be the worst in a long time. They need someone else at center. So many poor snaps.
  17. He is as stationary as Peyton Manning is today.
  18. It has been bleak the last few seasons. Even if they have a bad record it is nice to have something to be excited about again.
  19. Packers tank for Manning in '27? I think that is when he is available to be drafted.
  20. Not sure how patient the Brewers can be as Chourio and Black will be in year-1 in AAA next year. Gasser already has a 1+ years in AAA so he should be ready. That leaves Misio, Quero, Rodriguez (RHP) and Wilken as the prospects the Brewers would be waiting on next and they are all in AA and AAA and then you also have Brown. Wilken probably starts out in AA but Misio, Quero and Rodriguez all probably start out in AAA. That AAA roster is already getting packed and you have to keep some organizational guys in there to move up and down from AAA - MLB club for injuries. This isn't even taking into consideration what you would be getting back for Burnes. If you go more than 2-years I think you have to throw in the won't offer a QO after the third year type of a deal.
  21. ummm you do know the Bears own the Panthers #1 pick in 2024 right?
  22. Just remember to refinance once the rates come back down in 3-5 years.
  23. If Middleton is fully healthy he will be the one to gain the most from having Dame on the team. Teams are going to try to take away the long range from Dame and the short from Giannis which allows Middleton to operate where he is the best in the mid-range. This should be an exciting season.
  24. I disagree on the Rangers not being one of the best teams in baseball at any point during the regular season. All the way up to the point the Rangers played the Brewers they were on pace for a 90+ win season. The Rangers are definitely championship worthy. They only lost the division on the last series of the year. If they win one more game they are the #2 seed in the AL. How is that not a championship worthy team? The Rangers went 90-72. That is definitely a championship worthy team.
