    Emils is local. My family business used to get quite a few pizzas so we would talk to the owner. They are made in Green Bay along with quite a few other small pizza companies.

  6. All vehicles have increased in value significantly. My dad is looking to trade his 2016 Sierra and has been offered more than he paid for it new.

    Tried the Detroit Pizza from Pizza Hut. It was pretty good overall and I would get it again. I am gonna ask and see if they would use the breadstick sauce instead of the sauce they used on top however.
  12. I'm not a real estate expert, but I'd have probably moved on this deal... Apparently I'm not either. I caught wind of this before it hit a Realtor and thought they were overpriced by about $100,000 so I passed. They hired a Realtor and got an extra $175,000 over what they wanted when they put the land out on bids. I think part of it was the total cost would have been my highest purchase to date by quite a bit so I was gunshy. Oh well, lesson learned.
  13. I live in a condo community in Waukesha. Last year, I had six neighbors who had lived here fewer than four years sell their property at a gain that computes to an annual 6%-8%. That isn't surprising in this market. If I were more brave, I would sell all of my properties right now and then look to buy later after the adjustment.
  14. You could be missing out on another 5 years of growth before the correction though. I think I just need to wait until they lift the foreclosure ban which throws the whole "supply and demand" claim out the window.
  15. I have looked into building new as my gf's dad is a home builder. He laughed and said just wait til the bubble crashes as nothing makes sense for investments. So I guess that is what I will do, be ready when the bubble bursts again.
  16. So is real estate overpriced or really overpriced? I have been itching to pick up another property the last 6 months and just can't find anything decent. I had one opportunity that I just missed and another that would have been good. (I could have bought it for $175,000 less than what it sold for). What are the real estate investors on here seeing out there?

    I enjoyed Pizza Hut as a kid. I honestly think they changed the recipe or quality of ingredients years ago as it just isn't great anymore. My girlfriend agrees with me on that.
  20. Was thinking more like Vegas or somewhere warm. A place that I could visit for a week or two a year and then rent it out other times. I know it wouldn't be a big money maker.

  22. I believe most schools require Personal Finance these days to graduate. I am biased since I teach personal finance but it is incredibly valuable. Good for you! I took that class in HS, but I didn't pay too much attention to anything that year other than girls and beer. Some of it must have sunk in though. One of the things I would like t do in retirement is be a "life coach" if there's any non-profit out there that provides that sort of service. I'm done preaching this to my children for the most part, they're adults. But I would love o help others who are ready to change and need help. We all have family/friends where you think (or say) what are you doing!?! Something as small as paying $3 to get $20 from an ATM or paying delivery fees and tip to get Noodles from Uber Eats. To bigger things like always, always, always pay-off your CC in full every month. Don't buy more house/car than you can afford, etc. If your employer offers 401k match, that's called free money! It's frustrating because most of this stuff is common sense. I also believe many people inherently know a lot of this, but it's no fun to say no. I want the newest Iphone, I want to eat out every day, I want that new car, I want Starbucks every day, etc. But it's my money and I want it now!

  24. I think you can safely assume that you can get high-speed internet and either HuluLive or YouTube TV for ~$115. So, again depending on what add-ons you have that effects that price, that would be a $400 savings-ish at a rate that you don't have to call and negotiate after 12-24 months repeatedly. The only actual high speed internet here is Spectrum and that is $50ish a month with a promo price. I thought I read somewhere it goes up to around $80 a month after that year is up. AT&T also services this area (and is cheaper) but it is not what I would consider to be high speed. Are there internet services that are as fast as Spectrum but cheaper out there?
  25. I definitely wouldn't have cable and internet at $200+ a month. Right now, with spectrum, I am in the $150's for high speed internet and cable so it doesn't make sense for me to drop it yet. No, that isn't a promotional price either. I used to pay in the $120's.
