  1. Just so disappointing that Watson is out for this game. I don't think Chicago was ever going to play a lot of man, they're going back to their Tampa2 scheme(which explains Edmunds, but not Edwards signing). Reed and Musgraves should be big in this game, but I think if the Packers are going to win, it'll be more on the backs of Jones and Dillon.
  2. It is actually brilliant, but he'd have gotten crushed if he'd have done this. "4th and 25 with Patrick Mahomes and you don't even try!" That'd be the talking point(unless it worked, then he'd be a genius). I supposed Reid has enough good will built up.
  3. That was the main motivation behind investing at the time. Also, the market wasn't exactly something I trusted at that point(though in retrospect putting the money in a simple indext fund would have been much better, but investing is easy 10+ years later). I think I'm just getting a bit neurotic about it now and thinking what to do next. I've seen people suggest that people are overdeveloping, and commercial real estate is in another bubble(much smaller bubble). That seems counter-intuitive though with interest rates going up making home-buying much more difficult for many at the moment. I think I'll probably sit down and talk to my lawyer and then a financial advisor again and just try and make sure this contract is nice and tight. I'm of the impression that the title being held by a title company is kinda my safeguard, but I guess the whole point of a scam is there are points you overlook. I appreciate the replies though.
  4. Yes, I have. I'm having my Attorney write up the contract and it's going to be pretty tight. My Title Company holds the Title. They have to stay up to date on Property Taxes, I can hold an insurance policy on it in the event there's any problems with renovations. I don't trust the bank-at all. Obviously they don't like seller financing. The realtor I've got a good relationship with(he's also a property manager and manages a couple other properties). That IS my concern though. Getting bogged down in BS if they just stop paying the property taxes and then I've gotta to to court. That's the type of headache I don't want. Well, we have gotten quite a few offers on the property sight unseen. There are two offers. There is a cash offer that's below the original and then the financing offer that I'm definitely charging them for(other than just the interest payments). The price went up with the 2 financing offers. A 2 year and the final sales price was over 10% original asking and 3 years it's up about 12.5%. I'm not concerned with regaining ownership of the property or with having to sue them. My concerns are more; -Can I make more by investing now rather than waiting -If they run out of financing...I don't want to be cold, but that's the best case for me. I get it back after they've renovated at least part of the property and they've already paid for half. -It eliminates the option for me to re-invest in another property and avoid the capital gains(for right now).
  5. That's kinda the sweet spot for me. If they start renovations and they can't afford to continue them, I'd gladly take that property back. They're not going to tear down the building down, so even if they've done 15 units and haven't completed the rest, I'm fine with that. I'll still be able to finish up and then sell on my own. And the location really works out well because it's near so many things, the College, Hospital, we won't have trouble with people living there through construction.

  7. Fair enough. It reminds me a bit of that Bengals-Packers game when the Packers came out after back to back NFCCG appearances and in the midst of a 3rd straight 13 win season. It was just a sloppy, ugly game, but it felt like a turning point for Cincy. They went on to beat the Lions the next week, then just destroy the Ravens. It's entirely possible I'm making way too much out of it and it's confirmation bias. Hell, I hope it is.
  8. I'd really appreciate a little advice from someone a bit more financially literate than me. I purchased a rental property in 2009. I'd inhereited some money(not a ton, but enough to put 12.5% down with my Father putting 12.5% down) I put my life savings into it. I'd planned to keep for a long time as a retirement investment, but I was made a good offer, and I invested in this with my Father and I'd like him to be able to go and I don't know, just buy a stupid new truck, whatever. Here's the issue. They came in with a cash offer, meeting my asking price(which I threw out there without thinking it'd be met). During the walk through(all offers were made over the phone before they saw it), they determined they wanted to replace the AC units, completely renovate the "suites," which...is a generous terms, but whatever. Something about the Garages(glorified storage spaces). Point is, they wanted to put quite a bit of money into it. So the offer has now become 50% up front, 3 year period with 6.75% interest payments, and then the final the other 50% in 3 years(or a significantly lower price in cash). If they fail to make any payments, it reverts back to us. It's a small private equity start up, so I don't really understand why they want to purchase this property to invest. It's in a good location. 4 miles from a Hospital, 5 from a College, 4 from the Freeway. Neither my Banker nor my Realtor believe this is the right way to go, that I should take the cash offer, but I'm thinking if they need seller financing...they MAY not be able to repay the 2nd half of the loan in 3 years. In the meantime, if they can or can't, I'm going to be making a decent amount on interest payments. In total, doing it this way, I end up coming out enough ahead that I feel like it's worth it. So can someone explain why my Banker and Realtor would be advising against it? It feels like it's because the Realtor makes less up front from the sale(and with a case sale, I'm not going to immediately reinvest into another property as I'd initially planned). My second, I have no plans of spending any of this. I'm gonna keep my 2015 Impala. So I keep hearing "Water is the next oil." I don't love the idea of investing in water rights in principle, but if people are going to, they're going to. I'm entirely ignorant about crypto and I don't really trust the volatility. I'd appreciate any thoughts on both. I have 2 weeks to officially accept or back out and if someone understands water rights and what companies to invest in, it'd be great to hear from you!
  9. I think the blowouts just stand out more. They've been some outstanding B1G Title Games. The Badgers vs PSU when they came back and beat them 42-39. MSU knocking off OSU in a tight battle. But the answer is obviously TV money...and with the two top teams playing, not just East vs West, it's going to be that much bigger. Mich vs OsU could play. One of the biggest rivalries in sports. Hopefully Fickell is able to build on what he did at Cincy and take the Badgers on step further so they're in there and competitive. That bye is going to be a massive advantage. So no, it's not necessary with all the changes, but given that they'll never give up the TV money it generates, at least it looks like it'll be a lot more fun in the future. I'd also say it's similar to the SEC Championship the past several years. It didn't really need to be played, but it was fun to watch.
  10. The Lions are definitely a physical team. Sewell falling to them kinda marked a change in how that team was building. Taking an OT at 7 when you've already got an elite LT was smart. But that's not why the Lions beat them. The Packers dominated the ball and time of possession, they just repeatedly failed to convert on short yardage, generally via the passing game. The INT to Hutchinson, 5 turnovers in the 2 games including a rare 3INT game by Rodgers. They Lions also just simply had nothing to lose in those games. The final dagger in the Packers playoff hopes, a quick toss and then a lateral to Swift was the perfect example of that. The 2nd game was more of the same, the passing game just not coming through, specifically on 3rd/4th down. The Packers have become a more physical team under LaFleur and Gutekunst. That's been the priority of this team. Gary, Jenkins, Van Ness, Wyatt, Slaton, Walker, Tom, Watson, Kraft, Musgraves. I don't know exactly what they'll look like and I don't care about preseason scores, but they play with an edge. From Heath and the WRers run blocking, to Van Ness relentlessly attacking, Enagbare making the few starters and backups he saw look foolish, a very physical backfield with Dillon, Wilson and while Jones is short, he's one of the hardest runners in the league. The only thing I think was soft about this team was the coach of the defense. Barry was certainly soft until MLF repeatedly had to publicly talk about playing more aggressive.
  11. That narrative started long before the KC game. They're a team that's built on a foundation of an elite young OL, elite weapons at RB/WRer as well as a strong defense. KC clearly played poorly. Drops from last years SB hero Toney, Sky Moore, Kelce and Jones missing. But it's still a Patrick Mahomes team on the road. Detroit still went into arguably the most difficult place in the NFL to win right now and they found a way to get it done. That's just another stepping stone for this young Detroit team. They play smart, they play hard and they just added a nice rookie class with 4-5 guys who look like immediate contributors in Gibbs, Campbell, Martin, Branch and LaPorta. Jameson Williams coming back to this team week 7? They've stacked several really nice draft classes together now.
  12. He's also a 10/5 guy(as are others mentioned). But players don't usually sign no-trade clauses in Milwaukee or... Perez in KC, or back when McCutchen had one in Pitt, because they don't want to be traded, they do it so they can have a say in it and so they can use it as leverage. Though in the last case, he was traded with a NTC and then not traded when it made all perfect sense to...which goes back to when I first mentioned it, it's going to be dependent on the individual players decisions. With Yelich, it's a NTC, with Chourio, Frelick, Turang, etc... it's a question of an early extension. I'd also say it's no more pointless than any trade proposals or anything we clearly we're not actually impacting the Brewers decisions. I think it's a reasonably fair assumption to make that Yelich would accept a deal that'd bring him back to Cali, LA, SD perhaps. The Yankees, Mets, perhaps he's less inclined to go to a large market on the East Coast, but I think it's more interesting to discuss the idea of trying to simply move the contract more than anything else. It's unlikely the Brewers would look to trade Yelich and he could block it without the NTC, but that's the case for quite a few players. DJ LeMahieu has to be close a 10/5 guy if not one already.
  13. I knew they could add someone if there was an injury, but with them optioning Andrews with no injury designation, would it still be possible to petition the commissioners office? We're probably in trouble if we're relying in Vieira, but I'm just curious. It seems strange to me they'd leave a 40 man spot available. I'd have liked to see Gasser added to it or someone just as protection.
  14. I'll reiterate, shut him down. The kid had shoulder surgery this year. How big of a role can he possibly play coming back in Sept? Give him until next year to regain his strength in that left shoulder... he's supposed to be a core piece of the post-Burnes/Woodruff era. He was hitting 99 last year(rarely, but he had exceptional velo is the point). Unless he can get that back, shut him down.
  15. He's not eligible for the post-season though...right? There aren't any exceptions other than injury...right? I'm just excited to watch a Viera, MeGill, Uribe and...IDK, throw Milner in there just to make it a little extra entertaining!
  16. I'm still holding out hope for a Jim Leonhard hire. Saw a breakdown of his blitzes and they are just a thing of beauty. Barry may play tighter, but there are just things that I hope I'm wrong about that don't make sense. Kenny Clark at DE despite him playing much better at NT is a big one. I also just don't see Barry getting creative. But I also don't want to root against the guy going into the season. I'll hope I'm pleasantly surprised.
  17. Also worth nothing that Mertz was like 29 of his first 31 with 5 TDs in his first 31 pass attempts for the Badgers. Then after the 5 TD game vs Illinois, he had a very efficient game in a blowout vs Michigan. So early results aren't everything.
  18. There will be injuries that'll knock these down, but I don't want to predict a Musgrave injury or whoever. I think our success this year leads to extensions for both Love and Gary and set the Packers up to be aggressive in the off-season. I again, don't think the outlook right now is as rosy as the predictions suggest, but again, easiest schedule we've had in a long time, great OL, RBs on paper, WRers very good YAC. And Valentine plays starter snaps by week 6-8. Joe Barry is still fired.
  19. Hopefully. I don't think we're just going into this as though he'e...Yelich and rehabbing and we're duty bound to give him a shot. He's just a guy we picked up with a history of success and if he's awful at AAA, then he spends his last weeks of his career down there. Edit-BUT...I like the signing and I think his underlying metrics are encouraging. He's hitting the ball hard still. He's had a storied career and hopefully he adds another chapter to it.
  20. Eh, you're right. I guess the fallout will largely be dictated by the severity of the accusations, but at the very least, he went from arguably the 2nd highest ranked FA and a contract that would likely have eclipsed 150M to a lengthy suspension and a LOT of money.
  21. Yeah, there have been. But times are a changing. He's going to have to pretty much prove his innocence at this point. At least in the Court of public opinion. This is a guy who was not just arrested for Domestic Violence(like he was in 2019 and already suspended) but Felony. People see that, they assume it's particularly bad(not that there is good DV, but felony DV suggests it's Jim Brown like DV. At least in my mind). But sure, we should wait and see the actual outcome. I'd still start working on my Korean or Japanese were I Julio Urias.
  22. Right. Of course it is. But the concerns posted in the 1st half were entirely warranted. I doubt he was citing the posts from when the score was 38-10 or 31-10...but rather 14-10.
  23. They played a man heavy scheme at Wisconsin. That was the big reason for the OSU beatdowns. Benton got manhandled, they couldn't get pressure and...they were just chewing up the secondary. Leonhard was an aggressive DC...pretty much the opposite of what they played yesterday(or Barry).

  25. Close as I can find is Harry Colliflower who went 1-11. Lots of crazy seasons with 40 loses though. 48 loses by John Coleman. I'm sure 1-11 isn't the worst, but...can't get too much worse. Maybe Grienke will go back down to A ball and try Shortstop now!
